Sell with a plan that fits you
Your property, your timescale, and a sale approached with care.

A sale shaped around your property
Your asking price, the presentation of your home and the way buyers are approached all influence the response to a sale. We take time to get those decisions right with you, rather than treating the marketing launch as the whole service. Our directors remain involved as enquiries become viewings, offers and, ultimately, an agreed transaction.
1. Start with a property valuation
We visit the property and discuss its location, condition, layout and particular strengths alongside comparable local activity and the homes buyers can currently choose from. We also ask about your timescale and what you want to achieve, because a useful pricing recommendation needs to reflect your circumstances.
You receive an explanation of the proposed asking price and marketing approach, with an opportunity to ask questions. Our initial sales appraisal is free and carries no obligation to instruct us.
2. Prepare for the market
Once you decide to proceed, we explain the instruction arrangements and coordinate the agreed preparations. These can include professional photography, floorplans, an EPC and the information needed for accurate property particulars. We will discuss how the rooms, outside space and individual features can be presented clearly.
We personally oversee the preparation so that the marketing gives prospective buyers a useful understanding of the home. This is also the time to raise practical matters such as access, preferred viewing arrangements and documents that may help answer early questions.
3. Reach the right buyers
Our marketing brings together leading property portals, including Rightmove and Zoopla, our own website and our existing buyer contacts. Targeted social media activity and property video can extend that reach to people who might be interested in moving but are not checking the portals every day.
The combination should suit the property. We discuss the presentation and channels with you, then review the response so that the next decisions are based on the interest being generated.
4. Manage viewings and useful feedback
We respond to enquiries, establish prospective buyers’ requirements and buying positions, and arrange accompanied viewings. You can expect constructive feedback afterwards, together with updates on the level of interest and any recurring questions.
We want that information to be useful. If buyers repeatedly raise the same issue, or the response suggests that an adjustment could help, we will explain it and discuss the options with you.
5. Consider offers with the full picture
An offer involves more than a headline figure. Funding, an existing sale, a chain and the proposed timing can all affect how a buyer is able to proceed. We look into the buyer’s position, handle negotiations and explain the information available so that you can decide which offer best fits your plans.
6. Stay involved through exchange and completion
After a sale is agreed, we continue to follow its progress with buyers, solicitors and the other parties involved. We help coordinate information and access, keep track of outstanding matters and update you as the transaction develops. Where an issue arises, we work to establish what is needed and who can move it forward.
Your solicitor handles the legal work and confirms the arrangements for exchange and completion. Our commitment to communication and personal involvement continues through to moving day.
